Overview
The BridgeLoans Process
Traditional lenders take 30–60 days and drown you in paperwork. We've built a streamlined, in-house underwriting process that lets us close in 5–7 business days — without cutting corners on due diligence.
Submit Your Application (5 minutes)
Fill out our short online form: property address, purchase price or current value, loan amount needed, and your exit strategy. No credit pull at this stage — just the basics we need to size the opportunity.
📋 What you'll provide: property info, loan amount, exit plan, contact details.
Receive a Term Sheet Within 24 Hours
A senior loan officer reviews your application and — if the deal fits our criteria — issues a non-binding term sheet. It includes the proposed rate, maximum loan amount, LTV, points, and any initial conditions.
📄 Term sheet includes: rate, loan amount, term, origination fee, key conditions.
Execute Term Sheet & Submit Documents
Once you sign the term sheet, we collect your document package: purchase contract (or title report for refinance), entity documents, track record (for investors), and a project scope if applicable.
📁 Documents needed: entity docs, purchase contract, scope of work (fix & flip), prior experience summary.
Appraisal & In-House Underwriting
We order a desktop, drive-by, or full appraisal (depending on loan size and property type). Our in-house underwriting team reviews all documents simultaneously — not sequentially — which is how we save days.
⏱ Typical appraisal turnaround: 1–3 business days.
Loan Approval & Clear to Close
After underwriting, you receive a formal loan commitment letter. We clear any remaining conditions and prepare closing documents in coordination with the title company.
Close & Fund — Day 5–7
You sign at the title company or via remote notary. Once documents are recorded, we wire the loan proceeds. For purchase transactions, funds typically arrive the same day as closing.
💵 Wire typically sent: same day as recording.
Exit Strategies We Accept
Every bridge loan needs a clear exit. We work with all standard exit strategies:
- Sale of the property — for fix-and-flip and quick resale deals
- Refinance to conventional mortgage — once property is stabilized or construction complete
- Refinance to DSCR / portfolio loan — for rental income properties
- Payoff from business cash flow — for commercial borrowers
- Sale of another property — using proceeds to pay off the bridge
